Serve as a partner for Board members working to improve the lives of Association members.
Compose and update a preventative maintenance plan for each property under management, then oversee the execution of that plan.
Respond to customer inquiries and issues with the assistance of our support staff.
Meet with contractors to solicit bids or perform work at a property as needed.
Perform monthly walk-throughs of the properties to identify maintenance, violation, or aesthetic issues on-site.
Provide transparency in all financial matters to each Board of Directors including budget preparation, bill pay, invoice approval, etc.
Plan and run Owner and Board meetings.
Boards generally have meetings 4x per year, in the evenings.
Managers help plan the agenda, attend the meeting to answer questions and take notes, and sometimes run the meeting.
Improve operations.

Relatable Community Association Experience.
Our clients expect managers who can hit the ground running with their association.
At least three (3) years previous experience as a Community Association Management for associations larger than 40 units is a must to ensure our clients are being guided by a manager well-versed in Illinois guidelines and standard operating procedures for condos, townhomes, planned communities, or co-ops.
Excellent writing skills.
Our customers require thoughtful, concise, timely responses to their concerns.
Much of this communication occurs over e-mail.
You will have to be a good writer to deftly manage these interactions (which are sometimes with difficult personalities!).
Excellent technology skills.
Most of your day will be spent managing data on your smartphone or computer.
You should be comfortable using our property management software, working with files of all different types, producing documents in Google Apps, etc.
More than any specific skill, you should be comfortable with the web, and able to learn new technologies quickly and with minimal supervision.
Excellent interpersonal skills.
You will have to manage a wide range of personalities with a wide range of opinions, both over the phone and in person.
You should be a friendly, outgoing person who can represent the company well in all situations.
Flexibility and humility.
We approach our business with a start-up mentality.
That means that you need to be willing and able to do what is necessary to please customers and advance the business, whatever that may be.
There are aspects of this job that are not glamorous; you must be comfortable with that, and willing to pitch in and do what needs to be done.
Excellent organizational skills.
You will be working with hundreds of owners divided among a portfolio of properties spread all over Chicago.
Mistakes and oversights can be costly.
We have established excellent, efficient systems to facilitate this work, but you need to have strong organizational skills and be attentive to detail to use the systems effectively.
The ability to work independently.
Because this is a growing business, you need to be comfortable working alone or independently at times.
We will provide training and set goals, and will provide the technology and systems for you to achieve those goals, but you we don't micromanage.
You will be empowered to make decisions, and will be held accountable for your decisions.
Reliable transportation.
We will need you to visit properties regularly.
You will be reimbursed for the cost of mileage on your vehicle.
We also value credentials!Managers must have a Community Association Manager license on file with the state of Illinois.
If you have not yet started that process, you may be considered for a Junior Community Association Manager position as you work towards your licensing goals.
Experiencing understanding and explaining association's financials to Boards/Unit Owners along with the ability to construct an association's budget, put together special assessments, and guide the Association with sound financial advice.
3-5 years minimum experience as a Community Association Manager that includes properties over 40 units.
We are members of Community Associations Institute, soA Certified Manager of Community Associations (CMCA) credential is very good.
An Association Management Specialist (AMS) credential is very, very good!A Professional Community Association Manager (PCAM) credential is amazing!Credentials from the Institute of Real Estate Management (IREM) or Building Owners and Managers Association (BOMA) are also nice!Wages and

The check will bounce and the victim is left responsible.
